Plenty of keen buyers have been enduring the competition caused by limited stock in the busy Shawlands area this quarter. With plenty of financing opportunities to go around and subject to appropriate level of deposit or equity, the only local challenge has been finding property vendors a suitable purchase so they can move forward and put their own home on the market. 

Overall, our hard working Shawlands team has delivered a definite strong third quarter of 2018, with slightly higher than expected levels of sales. 

The increasing popularity of Glasgow’s Southside reflects in the value and volume of local sales with with homebuyers showing a distinct preference for homes within the £200,000 to £400,000 price bracket. One and two bedroom tenement flats in Central Shawlands show great popularity, with the small observation that altered flat layouts are received with rather underwhelming enthusiasm from buyers. 

Big traditional semi-detached homes in the area in the £500,000 to £700,000 price bracket are also proving popular although we see a distinctive lack of supply in this segment – a great opportunity for sellers planning to make a move this autumn. 

We have also seen surprising results in the over £800,000 segment, with a handful of properties being transaction in the space of two short months for impressive levels of pricing – which shows that there is a definite appetite for premium property in the area. 

If you are considering selling in the area soon, it might be of note that good presentation is key, with houses in good decorating order getting fantastic levels of attention. Looks like buyers are not really on the market for projects at the moment, so it might be worth exploring ways of updating the property before putting it on the market where suitable. 

A couple of hot spots have distinguished themselves in the area we serve – amongst which we need to highlight the magnificent conservation areas of Strathbungo and Pollokshields as well as quiet Newlands. 

We anticipate strong trading conditions to continue until the end of year, as there are no signs no slowing down in the level of demand for all price brackets before the end of the year, which creates a great opportunity for local sellers.
