Description
Situated in one of Kelvindale's most popular addresses, occupying an elevated position in a popular residential pocket within the district, is this rarely available and deceptively spacious three-bedroom semi-detached villa. The property is elevated, nicely set back from the road and offers a pleasant open outlook to the front, together with an immaculately tended and large front, side and rear garden. The internal accommodation over two levels, is well presented and extends to five adaptable apartments of three bedrooms, a bay windowed living room, bay windowed dining room, breakfasting kitchen and family bathroom.
In addition, the property has gas central heating, wood burner in the living room, a mix of original hardwood and contemporary flooring and as previously mentioned, superb garden grounds. There is also ample on street parking on Bradfield Avenue.

Local Area
Kelvindale is a popular district in the West End of the city. Kelvindale shares the postcode G12 with the neighbouring districts of: Kelvinside, Hillhead, Hyndland and Dowanhill. The area is characterised by traditional interwar housing, formed of tenements and semi-detached houses, and is extremely popular with young families due to excellent schooling at Kelvindale Primary and Cleveden Secondary School.
Many of the street names in the area are named after places in England. These include Colchester Drive, Beaconsfield Road, Manchester Drive, Leicester Avenue, Northampton Drive, Southampton Drive and Weymouth Drive. A few are also named after Scottish place names, including Grandtully Drive and Fortingall Avenue.
There are a number of local amenities to be found on Cleveden Road including the popular 111 by Modou (formerly 111 by Nico) restaurant, with a wider selection of shops and amenities on Hyndland Road, Byres Road and at Anniesland. Bus services operate on Cleveden Road and Great Western Road, and there are railway stations at Kelvindale, Hyndland and Anniesland.
Directions
From Corum’s office on Hyndland Road, head north and straight through the traffic lights at Great Western Road onto Cleveden Road. At the roundabout, take the second exit onto Winton Drive, and at the end, turn left onto Balcarres Avenue. Turn left again onto Bradfield Avenue, and number 24 will be found on the right hand side.
