The Morning a Buyer Deserves – Corum Property

The Morning a Buyer Deserves

It is just coming up for 9am on a Saturday morning in October. Across the west of Scotland, the light is coming up slowly over the suburbs, the commuter towns, and the coastline. The leaves are well into their turn and there is a proper chill in the air for the first time in months.

In offices and driveways from the West End to Ayrshire, the Corum team are already preparing. Coffees made, notes reviewed, properties revised one more time before the first viewing of the day. By lunchtime, somewhere in the region of 200 people will have been shown around a home by a senior member of our team.

For most of those 200 people, today is not a casual exercise. They are buyers in one of the most competitive property markets in the UK, making significant decisions under considerable pressure. They may have been searching for months. They may have come close before and come away empty handed. They are walking through that door with real intent and, in many cases, real hope.

In a market like this one, the experience of the viewing matters more than it is usually given credit for. Not the property itself, that is fixed, but the quality of the conversation that takes place within it. Whether the person conducting the viewing knows the home well enough to speak to it honestly. Whether they understand what this particular buyer is looking for and can make a genuine case for how this particular home might meet it. Whether the conversation that follows is a real one or a rehearsed one.

That distinction, between a viewing that informs and one that merely shows, can be the thing that tips a maybe into a yes. In a market where buyers are making some of the most significant financial and emotional decisions of their lives, often against a backdrop of competition and time pressure, it is not a small thing.

It is why Corum has always insisted that viewings are conducted by the senior people in the business. Not delegated, not passed down, not handled by whoever was available on a Saturday morning. The person who sat with the seller and made the case for how this home should be sold is the person standing at the door when the buyers arrive. That has been the rule since the business opened twenty-three years ago, and it is the rule this morning, from Park Circus to Doonfoot, from the sandstone villa to the Southside tenement.

For buyers walking through those doors today, it means a conversation worth having. For the sellers whose homes are being shown, it is the delivery of a promise. One made at the point of instruction and kept, without exception, every Saturday since.
