As we look back on a busy Quarter 1 in the West of Glasgow, all signs point toward a market that is ready to really kick on this Spring.
In the West End, the biggest takeaway from the first three months of the year is that seasonality is most certainly back. Enquiry levels in G12 and G3 postcodes in particular, were slower out the gate than witnessed at our suburban branches in January and February, but in March, the number of people looking to buy doubled and April is seeing a similar trajectory.
This is somewhat typical for the West End market as the buyer demographic can be more influenced by seasonal trends. We expect to see strong results across Spring, through Summer and into Autumn at this pace.
As for Bearsden and the surrounding area, the local market has enjoyed the superb form that the affluent suburbs of Glasgow have witnessed this year.
Cash-rich buyers have been competing hand over fist for high-quality property, which is replicated across all price points.
Partner at our Glasgow West branches, Chris Breckenridge, commented: “The market is really starting to heat up after a slightly more cautious start to the year, especially as we move into the busy Spring Summer months. There are buyers a plenty and demand is far outweighing supply, so please get in touch should you be considering a move in 2023”
Whilst both markets are entirely different in their make-up, the outlook for both is very strong and we would encourage anyone looking for more information on the property market or more specific advice in relation to their own property to get in touch.
With Quarter 1 coming to its close, we take a look at some of the headline stats for our Bearsden and West End branches.
£28,000,000+ Total Listings
Both branches have had a great start to the year, introducing over £28,000,000 of listings to the market, with an average asking price of £369,000 -the highest of any major estate agent in Bearsden and the West End.
4,000+ Enquiries
So far this year, the teams in Bearsden and West End have impressively fielded over 4,000 enquiries for buyers looking to purchase in the sought-after local areas.
1,300+ Viewings
Converting enquiries into viewings is truly important, with our team having ushered a high count of 1,300 prospective buyers through the doors in the first three months of the year. This ratio is extremely encouraging for this time of year, starting well ahead of the traditional Spring upturn.
19 Closing Dates
Having such a high volume of sales through the first quarter of the year, our clients have been delighted to have benefitted from multi-offer closing dates.
