Keeping the Wheels on Track

A sales co-ordinators insight featuring Stephanie Plant, Nicola Begley and Lindsey Dunsmuir

Behind every successful property sale sits a process that is rarely seen.

At Corum, more than £750 million worth of property transactions pass through the hands of our sales co-ordination teams each year. It is a scale that speaks to the strength of the market, but also to the complexity of what happens between an offer being agreed and a set of keys being handed over.

“People often think the hard part is finding a buyer”

For Stephanie Plant in Shawlands, Nicola Begley in Newton Mearns and Lindsey Dunsmuir in Ayr, that period is where the real work begins.

“People often think the hard part is finding a buyer,” says Stephanie. “In reality, that’s just the start. From that point on, it’s about keeping everything moving, keeping everyone aligned and making sure nothing slips.”

It is a role that requires equal parts organisation and intuition. Sales Co-ordinators sit at the centre of every transaction, liaising between buyers, sellers, solicitors, mortgage brokers and surveyors, all while managing expectations on both sides.

“There are so many moving parts,” Nicola explains. “Each sale has its own set of pressures, and often you’re dealing with chains where one delay can have a knock-on effect for several families. You have to stay calm, keep communication clear and find solutions quickly.”

The pinch points are familiar. Missed deadlines. Survey issues. Mortgage approvals taking longer than expected. Anxious sellers. In today’s market, extended conveyancing times can add further pressure, stretching transactions across weeks and sometimes months.

“That’s where experience really comes into play,” says Lindsey. “You start to anticipate where problems might arise before they actually happen. Sometimes it’s about picking up the phone at the right moment, sometimes it’s about having an honest conversation that keeps things grounded.”

That human element is central to the role. For many clients, buying or selling a home is one of the most significant moments in their lives, and the emotional investment can be just as important as the financial one.

“You do become a bit of a counsellor at times,” Stephanie adds. “There are highs and lows throughout the process. It’s about being there, keeping people reassured and helping them see the bigger picture.”

Despite the challenges, there is a clear sense of satisfaction in seeing a transaction through to completion.

“When everything comes together, it’s incredibly rewarding,” says Nicola. “You’ve helped guide that journey from start to finish. You know what it took behind the scenes to get there.”

At Corum, that journey is shaped by a shared approach: careful handling, clear communication and a commitment to doing things properly.

For Lindsey, that is what ultimately keeps the wheels turning. “It’s about taking responsibility for the process. Not letting things drift. Staying on top of every detail, no matter how small it might seem.”

Because in a market where demand is strong and transactions are complex, it is often those unseen details that make the difference, and for the teams managing them day in, day out, it is simply part of the job.
