Property Description

Knockbuckle House is a unique period home that dates from circa 1800 in a rural location between the villages of Bridge of Weir and Kilmacolm. The property is set in private grounds that extend to approximately one acre and there are fine views over the surrounding countryside. There are local shops for everyday needs, bars and restaurants and excellent sporting amenities in both villages. Country pursuits are well catered for and good road links allow for commuting to Glasgow and the Clyde Coast.

The property offers spacious accommodation of nine principal apartments and usual offices formed over a three level layout supplemented by a stunning L-shaped conservatory that provides expansive flexible living space. The specification of the property includes an LPG central heating system, a security system and replacement double glazing. The dining size kitchen has been refitted with modern furniture and the shower room features upgraded sanitary ware.

The main entrance to the property is on the rear elevation with an entrance vestibule, store cupboard and a wc. The central reception hallway has entry to all the ground floor apartments and stairs to both the lower ground and first floor levels. Twin doors open into the large lounge with a wood burning stove, twin sets of windows and french doors to the conservatory. The dining room has a large store room and there is a comfortable family room with an open fire. The large conservatory provides a flexible space for entertaining and has twin doors to the gardens. A modern fitted kitchen has space for a casual dining table and entry to the utility room.

A broad stair leads to the lower ground floor level with a spacious room and bathroom that could provide a self contained annex. There is a wood burning stove, a walk in bay window, a main door to the front courtyard and a bathroom.

The upper floor has a split level layout with the central stair opening onto both levels. The principal bedroom has a dual aspect with a bay window to the rear overlooking the farmland towards the hill of Clyde Muirshiel Regional Park. There is a second double bedroom with a deep wardrobe and a modern shower room on this level of the upper floor. The upper hall has entry to three further bedrooms, two with fitted wardrobes and a family bathroom. The attic provides additional storage.
The gardens offer extensive parking with both a single garage and a double car port. A detached outbuilding provides further storage and potential for alternative usage subject to local authority consent. The grounds are mainly lawn with display beds and screened by mature hedgerow and several trees.
